Back Yard/Patio Staging

This is the last installment in my series of staging tips. Today I will cover back yards & patios.

Tip 19: The back yard and patio should be cleared of all clutter (empty pots for plants, children’s toys, old or unsightly furniture etc.) Lawn, bushes, vines and trees should all be neatly trimmed and not overgrown. Colorful plants should be planted if there are none.

Tip 20: Pool (if you have one) should be clean and have chairs on the deck facing the house. A few colorful potted plants on the corners of the deck are a big plus.

Tip 21: Patios should have a table and chairs ( in good condition) & use a table umbrella if there is no roof over the patio. Neutral seat cushions add to the charm. If bar-b-ques cannot be cleaned and shining, then hide them on the side of the house or in the garage. Everything should be hosed down daily to avoid dust accumulation.

Your back yard and patio areas should be as eye catching as the front yard and entry. Remember, the main goal in staging is to present a neutral setting that makes guests (buyers) feel warm and welcome.
You are selling your space, not your things. Buyer’s need to “see themselves living in the home” before they will buy.
